There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete.
In markets where developers managed to bring inventory to market faster than demand absorbed it, prices have pulled back. Markets that overheated fastest have cooled most noticeably. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.
Here is what that creates for someone with solid credit and a real pre-approval in hand: less competition than you would have faced in 2021 or 2022. The panic buyers are gone. The buyers who showed up with desperation instead of preparation have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.
Shop more than one institution, because the spread in rates and costs is real. A 0.25 percent gap between two lenders’ quotes adds up to tens of thousands of dollars over the life of most home loans. Lender fees vary too. Do not compare rate quotes without also comparing origination fees, points, and closing costs.
If the report surfaces findings that change the financial picture of the deal, you have three options, not one, and walking away is a legitimate one of them. You can ask the seller to repair specific items before closing. What you should not do is panic and waive your right to negotiate.
Budget between two and five percent depending on your loan type and the state you are buying in. First-time buyers often do not see the full closing cost picture until the Closing Disclosure arrives three days before settlement. Ask your lender for a Loan Estimate with a realistic purchase price so the numbers reflect what you are actually going to face.
The timing question, whether to buy now or wait for rates to come down, is the one that trips up more buyers than any other single factor. The record on market timing for owner-occupied housing is not encouraging. The more useful question is not whether now is the right time in the abstract; it is whether the home works for your actual life for the next five to seven years.
The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who treated the purchase like a business decision rather than an emotional one. Getting across current property listings in your target area is the logical first move once your financing is sorted.
